Property Management in Sturgis, South Dakota

Everybody knows what Sturgis looks like in early August. Far fewer people think about what it looks like the rest of the year, and that's where rental owners actually make or lose money.

Here's our slightly contrarian take: for a long-term rental, the Rally is the least important part of owning property in Sturgis. The other fifty weeks matter more.

What We Do for Sturgis Owners

We already manage property in Sturgis, including Sherman Street Storage on West Sherman Street. For residential owners, here's what we handle.

Leasing and screening. Pricing, marketing, showings, and a consistent screening process for every applicant: verified income, landlord references, eviction history, and a criminal background check handled within fair housing rules. We've written about what good tenant screening actually catches that a credit score doesn't.

Rent collection. Online payments through a tenant portal, with late rent addressed quickly and consistently.

Maintenance coordination. Vetted vendors with verified licensing and insurance. Our standard is repairs handled within seven days, and most routine calls are same day or next day.

Inspections and reporting. Twice-a-year inspections with photos, and clear reporting so you always know the condition of your property and where the money went.

The Rally Effect

The Sturgis Motorcycle Rally has been held every August since 1938, apart from a few years during World War II, and it now runs ten days. By the City of Sturgis's own description, it turns a town of about 7,100 into a city of more than 450,000.

That creates a very real, very short spike in short-term demand, and it tempts owners in two ways.

Converting to short-term. Some owners look at Rally-week rates and wonder why they bother with a year-round tenant. We understand the math, but a long-term rental that sits empty or half-furnished the rest of the year usually doesn't win. We don't manage short-term rentals (here's why), and if that's the direction you want to go, we'll refer you to people who specialize in it.

Tenants subletting for the Rally. A long-term tenant renting out a spare room, or the whole place, for Rally week is a real temptation in this town. Your lease needs to address subletting clearly, and someone needs to actually enforce it. We've written about handling unauthorized occupants and subletting without losing good tenants in the process.

The Tenants Who Pay the Other Fifty Weeks

Sturgis is the Meade County seat, sits on the I-90 corridor between Rapid City and Spearfish, and is right next to the Fort Meade VA Medical Center. The people who rent here year-round are the people who work and live here, and they're the ones your investment actually depends on.

Those tenants want what renters want everywhere: a fair price, a clean unit, repairs done promptly, and a manager who answers the phone. That's the business we're in.

How We Price and Lease Fast

We price for twelve months of occupancy, not ten days of Rally rates. The right number is what a year-round tenant will actually pay, and pricing above it just buys you empty weeks.

We've written about why your rental is a perishable product: an empty day of rent can't be sold later. So we schedule make-ready repairs, cleaning, and photos as soon as we get notice, show quickly, and approve complete applications the same day when we can. Our goal is seven days or less from move-out to signed lease. It's a goal, not a guarantee, but it drives how we run every turnover.

Why This Matters

Sturgis is famous for one event a year. The owners who do well here are the ones who build around the other fifty weeks: good tenants, real screening, consistent enforcement, and a property that's maintained instead of patched.
