Deposit & Applicant Screening
Deposits are non-refundable after 72 hours from the time of payment
Application screening results are valid for 30 days
Occupancy Standards
2 people per bedroom plus 1 (Example: a 2-bedroom home may have up to 5 occupants)
Application Requirements
All applicants must be age 18 or older
Household income must be at least 2.5 times the monthly rent
Income must be verifiable through paystubs, letter from employer on company letterhead, or proven cash flow (if self-employed)
Twiggs Property Management uses a third-party income verification service on select properties
A third-party screening service will conduct a review of credit history. Any negative credit history, late payments, or outstanding collections accounts may result in a denial
Rental history verification will be completed by a third-party screening service or in-house depending on property. Evictions, late payments, balances due to previous landlords, or any other negative rental history may result in a denial
Criminal history will be checked through our third-party screening service. An adverse/criminal public record history may result in a denial
Any Applicant found to have knowingly falsified, misrepresented or withheld any information on an application will be denied residency
Guarantor (co-signer) Requirements
Income must be at least 4 times the monthly rent
One guarantor is permitted per household
A guarantor is permitted when an applicant has little or no credit history or no rental history only. All other qualifications for applicant still apply.
Rental Insurance
Twiggs Property Management does not insure your personal belongings
It will be necessary for you to obtain renter’s insurance coverage at your expense with a minimum of $100,000 of personal liability coverage
Residents have the option of purchasing qualified insurance through any insurance carrier or purchasing insurance through our resident portal
All insurance policies are subject to on-going, third-party verification
